Our 10 Point Deck Inspection
Structural Integrity: Check for any signs of rot, decay, or warping in the wood. Pay special attention to support beams, joists, and posts.
Fasteners and Connectors: Inspect all screws, nails, bolts, and other fasteners to ensure they are tight and secure. Look for any signs of rust or corrosion.
Deck Boards: Examine each deck board for signs of damage, such as splintering, cracking, or cupping. Ensure there are no loose or protruding nails.
Railing Stability: Test the stability of the deck railing by pushing on it firmly. Make sure it feels sturdy and there are no loose or wobbly sections.
Stairs: Check the condition of the stairs, including the treads, risers, and handrails. Look for any signs of wear and tear, such as loose or damaged boards.
Surface Drainage: Verify that the deck surface slopes away from the house to promote proper drainage. Look for any areas where water may pool or accumulate.
Flashing and Seals: Inspect the flashing around any connections to the house, such as where the deck meets the exterior wall. Check for any signs of damage or deterioration in the seals.
Safety Features: Ensure that the deck has proper safety features in place, such as guardrails that are at least 36 inches high and spaced no more than 4 inches apart.
Fire Hazards: Remove any debris or combustible materials from the deck, such as dried leaves or overhanging branches, to reduce the risk of fire.
Overall Appearance: Step back and assess the overall appearance of the deck. Look for any cosmetic issues, such as fading or discoloration, that may indicate the need for maintenance or refinishing.
